Branchwater Apartments

After much excitement about moving into Branchwater Apartments on Rocky Ridge, we were severely disappointed with the quality of maintenance and repairs of the apartment that we were leased (204). In addition to poorly done repairs, we also encountered a severe cockroach infestation, with roaches crawling on many surfaces and out from cracks in the floor panels and walls. Wood ‘repaired’ by sticking in small block of wood without properly attaching it.  Looks very bad and will not last.image008   Poorly caulked door.image007Poor Caulk Job image006 More poor caulking image005 Incorrectly attached ‘repair’ - most repairs look very bad.  About 10 roaches crawled out of this joint upon touching it.image004 Roaches everywhere - dead and living.  Many juvinile German cockroaches on the floor, climbing on walls and climbing out of the ‘repairs’ made to the walls.image003 Severely damaged entry door jamb held together with staples and putty.  This is a security issue in that the door will not properly lock (my wife cannot lock it) and it would take minimal effort to break in. image002 image001 Crumbling entry pathway and exposed electrical image037 image036 Exposed Electricalimage035     Crumbling passage - only passage into apartment.  Mover slipped on this, narrowly escaping serious injury (only minor scrapes)image034 image033 image032 Paneling around doors and windows not properly installed - leaving 1+in gap for rain and other weather to damage inside of walls.image031 image030 image029 Landry room floor is soft and bubbling up where washer would sit.image028   Living room blinds grind when opening and will only open 1/2 way without forcingimage027 Poorly installed trim - falling off outside of master bedroomimage026 Damaged rails on master bedroom patio - hanging nails under handrails.image025 image024 image023 Very bad caulking jobs - not professional looking and an eye soreimage022 All caulking and putty jobs are very, very bad… You can see light coming through from the outside from around the door where it was not correctly installed.  Contact points between walls and doors move when operating the door, indicating a poorly secured door.  Even an unskilled eye can tell this is not right.image021 Gap at floor, improperly sealed door. Poor looking repairs.image020 image019 Damaged inside guest bedroom door frame - repairs are eye sores and no strike plate has been installed, guaranteeing continued damage to this door via normal use.image018 Not sure what this is, aside from an eye sore… Could have been made to look acceptable with just a little effort - sand, putty, sand and paint (Repair 101-stuff).image017 More poorly done caulking jobs.image016 Incorrectly repaired damage - poor caulking jobs.image015 Blurry picture of more little German roaches.image014 Roaches on and in the stove.image013Paper thin water damaged wall and floorboard.  There has been an attempt to caulk these in an effort to ‘repair’.  One could easily poke a hole here with their index finger.  Someone had to see this (to paint and caulk) and deemed this acceptable. image012 image011 Horrible caulking job. Improperly sealed. Looks very, very bad.  I would be embarrassed to entertain company here.image009   Update 06/17/2014 Cooks has come back and treated the unit.. There are many dead and dying roaches all throughout the apartment..
